'can' becomes 'tin' (both are metal containers).
'have' is an insertion indicator.
'layout' indicates an anagram (an alternative layout of the letters).
'rare' anagrammed gives 'erra'.
'tin' placed around 'erra' is 'TERRAIN'.

(Other definitions for terrain that I've seen before include "Land (viewed tactically)" , "(Type of) ground" , "Tract of land with particular character" , "Stretch of land with respect to its character" , "Tract of land with prevailing characteristic" .)
