'with' means one lot of letters go next to another.
'inside' is an insertion indicator.
'year' becomes 'y' ().
'men'+'it'='menit'
'a'+'y'='ay'
'menit' going into 'ay' is 'AMENITY'.

(Other definitions for amenity that I've seen before include "Facility making life easy or pleasant - any time" , "Library perhaps" , "Pleasurable aspect" , "type of hospital bed" , "Desirable or useful feature of a place" .)
