'with' means one lot of letters go next to another.
'nearly' means to remove the last letter.
'out' indicates an anagram (out can mean wrong or inaccurate).
'tiring' with its last letter removed is 'tirin'.
'santa' with its last letter taken off is 'sant'.
'tirin'+'sant'='tirinsant'
'tirinsant' anagrammed gives 'IN TRANSIT'.
